Candlestick Point Condominiums Approved for Phase III Construction PDF Print E-mail
 San Francisco based developer Top Vision LLC has received approval from the Planning Department for construction of Phase III of Candlestick Point – The Cove, a condominium development on the hillside near Monster Park (formerly Candlestick Park). The development will be covered by a Project Labor Agreement with the Building Trades.

Jerry Brunstein, General Manager of Top Vision, said that Phase III will be much larger than Phases I and II with construction of 465 condos in three buildings above or surrounding a 5-level parking garage. Groundbreaking is planned for next April on the hillside behind the SFBCTC offices on Executive Park Blvd.

Brunstein said that while the Phase II condos are 4-story wood frame construction, the new development would be a concrete and glass 15- and 8- story structures. “We anticipate starting by next spring and construction taking two to three years,” Brunstein said.

 “We will begin with about five tradespersons on the job as we start to move dirt and peak at about 200 when both the interior and exterior of different parts of building are underway simultaneously.”
The contractor for Phase II was Thompson Pacific from San Rafael. Phase II is a $133.3 million, 176-unit residential condominium development of about 316,500 square feet.

The hillside development is divided in two, with Signature Properties also building condos just west of Top Vision’s project. As part of the development, the two firms also will preserve 20 acres for permanent open space. The privately owned land is deed-restricted for open space, with public access, Brunsein said. Atop the hill is Bayview Hill Park. The project sits across the street for the Candlestick Point recreation area, just east of Monster Park.

 The developer has “assembled an acclaimed team of architects, engineers and consultants in their effort to offer a quality of life normally unavailable to urban dwellers.” They tout the outdoor terraces, landscaped courtyards, spacious common area, private balconies, and access to public parks that surround the community.

The Candlestick Point Condominiums range in price from $400,000 for 1-bedroom units to up to $699,000 plus for 3-bedroom condos. A percentage are set aside as Below Market Rate.
